The North Shore is a different island entirely. Surf town, artists, farm stands, and winter swells that bring the world here.

It is a long commute to anywhere, so this works for people whose life is genuinely up here or who are buying a second home. The seasonal rhythm is real: quiet in summer, packed from November.

What it is like to live here

Haleʻiwa town has the restaurants and the galleries, Waialua has the old plantation land and more space, and the coast between them holds the surf breaks people plan their year around. Everything moves slower and the drive to Honolulu is an hour when it is good. Winter changes the whole character of the place.

Who it suits

Surfers, people who work remotely or locally, and second home buyers. It suits almost nobody who commutes into town daily.

What I check before you write an offer

  • Shoreline erosion and setback rules, which are actively enforced on this coast
  • Agricultural zoning on the Waialua side and what a lender will do with it
  • Rental restrictions, since only Turtle Bay is resort zoned up here
  • Winter access and swell exposure for coastal parcels

North Shore sales volume is low and the spread between a Waialua ag parcel and a Haleʻiwa beachfront is enormous, so a blended median tells you nothing useful. Ask me for comps on the specific stretch you are considering.

Haleʻiwa questions I get

Can I short term rental a North Shore property?

Only in resort zoning, which up here effectively means Turtle Bay, or if the property holds a Nonconforming Use Certificate. Outside of that the practical minimum stay is 30 days. Plenty of people have bought on the North Shore expecting nightly rental income and been wrong about it, so we verify before you commit.

Is the commute really that bad?

Yes, if you work in town. An hour each way is the good version and the Kamehameha Highway has no alternative when it backs up. People who live here happily either work locally, work remotely, or are here part of the year.
