Hawaiʻi Kai is marina living with the easiest East side commute into town. It has a genuine range, from townhomes in the $700s to marina-front houses where you tie a boat to your back yard, to hillside homes looking out at the water.
Prices here are up roughly 8% over last year while much of the island went sideways, which makes it one of the few Oʻahu submarkets clearly moving.

What it is like to live here
Koko Head and Hanauma Bay at the end of the road, a marina threaded through the middle, and one of the most reliable weather pockets on the island. Costco, Safeway and the shopping centers mean you are not driving into town for ordinary life. Schools are a genuine draw.

Families who want good schools and outdoor access, boat owners, and anyone working in town who wants suburbia without the Windward commute.

Why do some Hawaiʻi Kai condos have trouble getting financed?
Association master policy premiums across Oʻahu rose 300% to 600% in a single year, and many Hawaiʻi policies carry only 20% to 30% of hurricane exposure. Fannie Mae and Freddie Mac require 100% replacement cost coverage, so a building that falls short becomes unwarrantable and the buyer pool shrinks to cash. I pull the AOAO documents and the master policy early on every attached property.
How long is the commute to downtown Honolulu?
Twenty to thirty five minutes depending on the hour, which is the best of any East side or Windward neighborhood. Kalanianaʻole is the only road, so an accident is felt by everyone.
