Kailua homes for sale
Kailua is flat, green, walkable, and the reason most people fall in love with the Windward side. Two of the best beaches in the country, a town center you can bike to, and a community that is also, fairly, a little tired of being discovered.
It is the most competitive market I work, and the one where a buyer most often overpays for the wrong lot. Here is what actually matters.

What it is like to live here
Mornings are for the beach and the wind picks up by early afternoon, which is why Kailua and Lanikai are kiteboarding country. Town has a real grocery, a farmers market on Thursday, and enough restaurants that you stop driving into Honolulu on weekends. The trade is traffic on the Pali and Likelike at commute hours, and summer weekends when the whole island comes over.
Who it suits
Anyone whose life is going to revolve around the water, families who want walkable town and strong schools, and Marine Corps Base Hawaiʻi families who want a fifteen minute commute. Less good if you are in town five days a week and hate a tunnel.
What drives price in Kailua
Beach access
Walking distance to Kailua Beach or Lanikai is the single biggest multiplier here, far more than square footage.
Flood zone
A designation changes your insurance cost and your buyer pool when you resell. I pull it before we tour, not after.
School boundary
Kailua, Enchanted Lake, Aikahi and Lanikai all draw differently and it shows up in price.
Lot and orientation
Flat, dry, and out of the canal backflow beats extra bedrooms for most buyers here.
What I check before you write an offer
- Flood zone designation and what it does to your insurance premium
- Unpermitted additions and enclosed carports, which are common in the older tracts
- Lots backing onto the canal, for drainage and for resale
- Single-wall construction on the pre-1970 houses, which affects financing and insurance

Is Kailua a good investment right now?
Sales volume was up about 30% over last summer, which means more choice than buyers had a year ago, and the median sat near $1.5M. Island-wide, single-family is tight at 3.2 months of supply and selling at 100% of original asking. Kailua tends to hold value through cycles because the land is finite and the demand is not. That is not a promise, it is a pattern.
Can I rent out a Kailua house short term?
Almost certainly not the way people imagine. Kailua is not resort-zoned, so the practical minimum rental term is 30 days. There are a small number of grandfathered Nonconforming Use Certificates. If rental income is the reason you are buying, we verify it with the Department of Planning and Permitting property by property before you commit.
How long is the drive into Honolulu?
Twenty five minutes at nine in the morning and closer to fifty at seven. The Pali and the Likelike both close for maintenance and for weather more often than people expect. If you have to be in town at a fixed hour, drive it once at that hour before you buy.
