I am a military spouse. I know the report date pressure, the house hunt from six time zones out, the household goods that have not arrived, and the spouse who is already on island sleeping on an air mattress. Let’s make the housing part the easy part.
What your BAH actually buys here
Honolulu County is the 20th most expensive of 299 military housing areas in the country, and the rates reflect it. Your exact allowance depends on your grade and dependency status, so pull it from the official DoD lookup and bring that number to me. I will tell you honestly what it reaches in each neighborhood, and where you would be stretching.
No loan limit, zero down
With full entitlement the VA sets no cap. You can buy at any price your income and the appraisal support, with nothing down. County limits only apply if your entitlement is partial or already in use.

Honolulu County’s 2026 one-unit conforming limit, versus $832,750 on the mainland. Many Oʻahu houses stay conventional that would be jumbo anywhere else.
Run it honestly
A three-year tour is a short hold. I will run the real numbers with you including transaction costs, and if renting is the better call I will say so.
