What it is like to live here
The Waiʻanae range on one side and open ocean on the other, with the sunsets to match. Mākaha, Māʻili, Nānākuli and Waiʻanae town each have their own feel. Everyday shopping is local, and a run into Kapolei covers the rest. The commute into Honolulu is the honest trade and it is a real one.
Who it suits
Buyers who want land and square footage their budget cannot reach elsewhere, people who work on the west side or at Kapolei, and anyone who would rather have space and ocean than a short drive to town.

- Cesspool conversion requirements, which are common on this coast
- Roof age and sun exposure, since the west side is hard on materials
- Appraisal timelines, which can run longer out here than in town
- Flood and tsunami evacuation zones on the makai side of the highway

Is Waiʻanae a good value?
On a dollar per square foot basis it is the best value on Oʻahu, often by a wide margin. What you are trading is commute time and some of the convenience of town. For plenty of buyers, particularly those working west side, that is a trade worth making, and for others it is not. I will give you the honest version either way.
How is the commute into Honolulu?
It is the longest regular commute on the island, and the H-1 westbound in the afternoon is genuinely slow. If you work downtown five days a week, drive it at your real hours before you decide. If you work in Kapolei or on the west side, none of this applies to you.
What should I check before buying here?
Cesspool status, roof age, and the flood or tsunami zone if you are makai of Farrington. Those three cover most of what surprises buyers on this coast, and I check all three before we get serious.
